Dubai Office Sales More Than Double to $3.57 Billion as Market Hits 11-Year High

Dubai’s office real estate market surged in 2025, with sales values more than doubling to AED13.1 billion ($3.57 billion), marking the strongest performance since 2014, according to Cavendish Maxwell. Transaction volumes rose 53 percent to 4,600, while sales prices increased 26 percent to AED1,951 per square foot and rents climbed an average of 23 percent citywide.

Off-plan office activity led the growth, soaring nearly 700 percent over the previous year as limited ready stock and attractive payment plans drew investor interest. Off-plan transactions now account for 35 percent of total deals, up from 10 percent. Motor City emerged as the top off-plan location, while Business Bay led in ready office sales.

New supply lagged behind projections, with only 87,000 sqm delivered out of an expected 224,000 sqm, leaving total office inventory at 9.4 million sqm. DIFC and Downtown Dubai recorded the largest rent hikes, rising 35 percent and 33 percent respectively.

Looking ahead, around 300,000 sqm of new office space is expected to come to market in 2026, though historical delivery patterns suggest actual completions may range from 90,000 to 140,000 sqm, keeping Dubai’s office market supply-constrained and favoring landlords.
