Described by the DLD’s Director General as a “revolutionary tool,” the move signals a practical shift from theory to implementation. Tokenization is poised to transform how real estate is bought, sold, and invested in—by converting property ownership or economic rights into digital tokens on a blockchain.

What Is Real Estate Tokenization?

At its core, tokenization involves fractionalizing ownership of a property into digital tokens, each representing a share of the asset’s value or income. Properties are typically held by a legal entity—such as a special-purpose vehicle (SPV)—and tokens function like shares or bonds, entitling holders to returns such as rental income or sale proceeds.

This structure blends traditional fractional ownership with blockchain’s technological advantages, enabling faster transactions, broader accessibility, and programmable governance through smart contracts.

Unlocking Liquidity, Access, and Efficiency

The appeal of real estate tokenization lies in its ability to address long-standing market inefficiencies. Key benefits include:
