Crown Prince of Abu Dhabi Launches Balghaiylam Residential Development on Yas Island

H.H. Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi and Chairman of Abu Dhabi Executive Council, has inaugurated Balghaiylam, a new residential development situated in the north-east area of Yas Island.

The AED8 billion project is being developed by Aldar Properties in collaboration with the Abu Dhabi Housing Authority (ADHA). It is part of the Abu Dhabi Government’s initiative to establish integrated and sustainable residential neighborhoods that promote family stability and community well-being in the emirate.

Expected to be completed by 2026, Balghaiylam will offer 1,743 high-quality ready-built homes along with access to a wide range of facilities within a vibrant community. The project aims to enhance the well-being and stability of citizens, aligning with the ongoing economic and cultural growth occurring in Abu Dhabi across various sectors.

During the launch, H.H. Sheikh Khaled bin Mohamed bin Zayed Al Nahyan reviewed the project’s design features. In addition to premium housing, Balghaiylam will include schools, mosques, retail and F&B outlets, sports centers, community gardens, playgrounds, parks, and an equestrian center. These amenities will provide citizens with access to high-quality facilities within an integrated and dynamic community.

Accompanying H.H. Sheikh Khaled bin Mohamed bin Zayed Al Nahyan were prominent figures including Mohamed Khalifa Al Mubarak, Chairman of the Department of Culture and Tourism and Chairman of Aldar Properties; Mohammed Ali Al Shorafa, Chairman of the Department of Municipalities and Transport and Chairman of the Abu Dhabi Housing Authority; Saif Saeed Ghobash, Secretary-General of Abu Dhabi Executive Council; Hamad Hareb Al Muhairi, Director-General of the Abu Dhabi Housing Authority; and Talal Al Dhiyebi, Group CEO of Aldar Properties.

The project aligns with the Abu Dhabi Government’s strategy to utilize public-private partnerships and provide Emiratis with suitable housing within real estate projects developed by approved developers. ADHA will furnish Aldar with a list of eligible citizens to review the available villas and facilitate the purchase process. Emirati citizens pre-approved by ADHA will have the option to use their loan to acquire three to six-bedroom villas featuring various architectural designs and interior layouts based on their preferences and financial capacity.

Mohammed Ali Al Shorafa highlighted that providing citizens with a high-quality lifestyle and addressing their housing needs is a top priority for Abu Dhabi’s leadership. To offer more housing benefits and options that cater to the needs and aspirations of Emirati families, the Abu Dhabi Housing Authority is launching new housing projects in partnership with the private sector. The collaboration with Aldar aims to provide an array of villas to increase Emirati home ownership and reduce delays in obtaining adequate housing.

Mohamed Khalifa Al Mubarak emphasized that as a strategic partner of the Abu Dhabi Government, Aldar Properties is committed to leveraging its extensive expertise and industry knowledge to develop sustainable and integrated communities where UAE nationals desire to reside. The goal is to contribute to the success of this ambitious plan by meeting the housing needs of citizens, providing stability for their families, and ultimately fostering happy and healthy communities.
